Why are your properties so cheap?
We love vacant land, the ultimate blank canvas. We work hard to find the best properties at the lowest prices. Then we cut out all the middlemen and operate with minimal overhead. That way we pass these savings to you when you purchase from us.
How does purchasing a property from your site work?
We strive to make the purchase process as simple as possible. Just select one of the purchase options for the property you want and proceed to make the payment. When that’s done we will contact you to gather the necessary information for the purchase documents. We will send these documents for you to review and sign (electronic signing is available). When you make your final payment, we will transfer the title to you.
Are you a real estate agent?
We are not real estate agents and do not have real estate agents on our team. We own all of the land that we sell. This is what allows us to keep the process simple, and prices low.
Can you help me look for a specific kind of property?
Yes. If you are serious about buying land but none of our properties are meeting your needs, let us know.
Are their any hidden fees when buying land from you?
We strive to be as transparent as possible. Here is a complete list of our fees.
Document Fee– There’s a fair bit of paperwork for each purchase. This fee covers creating and managing these documents as well as the county recording fees. This fee is generally $150.
Note Service Fee– There is a $10 per month fee for owner financed options. There is a lot of bookkeeping involved in financing a sale. This fee allows us to give you flexibility while ensuring your account is up-to-date and tracked correctly.
Property Tax– Unfortunately when you own land there’s tax. While you are making payments we will collect the property tax and pay it for you. We take the estimated annual tax amount and prorate it into your monthly payments.
